Construction Manager (CM)

A CM is a professional or firm responsible for overseeing and coordinating all aspects of a construction project on behalf of the owner. The CM's role includes managing the project budget, schedule, subcontractor coordination, quality control, and owner communication. A CM may be engaged as an agent (advising the owner without taking on financial risk) or at risk (committing to a Guaranteed Maximum Price). The CM role is distinct from the General Contractor, though on some projects the same entity performs both functions.
